Why VA condo approval matters

With a single-family home, only the house and the borrower are reviewed. With a condo, the VA also looks at the project: its declaration, bylaws and other legal documents, to make sure they don’t unfairly restrict a veteran owner’s rights (for example, unusual limits on selling or leasing the unit). Lenders also look at the project’s insurance and financial health. If the project isn’t already accepted, the loan can’t close until the VA reviews it, so check early.

How to check whether a Kentucky condo is VA-approved

  1. Open the VA Condo Report.
  2. Search by state (Kentucky) and county, or by the condo name. VA names are often abbreviated, for example “HARRODS LANDING CONDOMINI”.
  3. Confirm the status shows the project as accepted, and note the VA condo ID.
  4. Send the ID to your lender, who re-verifies it before ordering the VA appraisal.

What if the condo isn’t VA-approved?

It isn’t automatically a dead deal. The lender can submit the project to the VA for review, usually with the recorded declaration, bylaws, articles of incorporation and the plat or site plan, plus HOA contact information. Expect 30 to 60 days, and more if the HOA is slow to send documents. Common reasons a project gets held up or declined:

  • Legal documents that restrict sale or leasing in ways VA won’t accept
  • Pending litigation involving the HOA
  • Insurance or budget problems, or high HOA dues delinquency
  • An HOA or management company that won’t provide documents
