What credit score do you need to buy a house in Kentucky? It depends on the loan. FHA goes as low as 500, VA and USDA have no official floor, conventional starts around 620, and Kentucky Housing Corporation (KHC) down payment assistance needs a 620. Here is the 60-second version, then the details for each program.
Kentucky Mortgage Credit Score Minimums at a Glance (2026)
| Loan program | Typical minimum score | Down payment | Best for |
|---|---|---|---|
| FHA | 500–579 (10% down) 580+ (3.5% down) | 3.5%–10% | First-time buyers, lower scores |
| VA | No official minimum; most lenders 580–620 | $0 | Veterans, active duty, eligible surviving spouses |
| USDA | 640 for automatic (GUS) approval; lower with manual underwriting | $0 | Low-to-moderate income buyers in eligible rural and small-town areas |
| Conventional | 620; 740+ for the best pricing | 3%–5%+ | Strong credit, stable income |
| KHC (Kentucky Housing) | 620 | Up to $12,500 DPA | Buyers who need down payment help |
| Non-QM | 500s–620+, varies by lender | Usually 10%+ | Self-employed borrowers and investors |
1. FHA Loans: The Low Credit Score Option
- 500–579: 10% down payment
- 580 and up: 3.5% down payment
- Best for: first-time homebuyers with lower credit scores
FHA loans are insured by the Federal Housing Administration, which is why they are easier to qualify for with lower scores and small down payments. Getting your score to 580 cuts the required down payment from 10% to 3.5%. On a $200,000 home, that is $7,000 down instead of $20,000. See the 2026 Kentucky FHA limits and rules.
2. VA Loans: Best for Veterans and Military Members
- No official minimum score from the VA
- Most lenders want 580–620
- $0 down for qualified borrowers, and no monthly mortgage insurance (PMI)
- Best for: veterans, active-duty service members and eligible surviving spouses
VA loans are guaranteed by the Department of Veterans Affairs. The VA itself does not set a credit score floor, but the lenders who make the loans do, so shopping matters. VA buyers can even pair a VA loan with KHC down payment assistance.
3. USDA Loans: Ideal for Rural Homebuyers
- 640+ for an automatic approval through USDA’s GUS system
- No official minimum score; some lenders go lower with manual underwriting
- $0 down (100% financing)
- Best for: low-to-moderate income buyers in eligible rural and suburban areas
USDA loans offer 100% financing with low mortgage insurance costs. Below 640, a file can still be approved, but an underwriter reviews it by hand and will look harder at payment history, debt-to-income and reserves. More in the Kentucky USDA loan guide.
4. Conventional Loans: Best for Good Credit
- 620+ is the practical minimum at most lenders
- 740+ gets the best interest rates and lowest PMI
- Down payment: 3%–5% or more
- Best for: buyers with stable income and a strong credit history
Conventional loans follow Fannie Mae and Freddie Mac guidelines and have stricter credit requirements than government-backed loans. Borrowers with higher scores (680 and up) see noticeably better rates and lower private mortgage insurance. Details: Kentucky conventional loan requirements 2026.
5. Kentucky Housing Corporation (KHC): First-Time Buyer Assistance
- 620+ minimum score
- Up to $12,500 in down payment assistance (a 15-year repayable second loan)
- Best for: first-time homebuyers who need help with the down payment and closing costs
KHC offers state-level first mortgages and down payment assistance that work with FHA, VA, USDA and conventional loans, subject to income and purchase price limits and fund availability.
6. Non-QM Loans: Alternative Options
- 500–620+, varies by lender and loan type
- Includes bank statement loans, DSCR loans and asset-based loans
- Best for: self-employed borrowers, real estate investors and people with non-traditional income
Non-QM (non-qualified mortgage) loans don’t follow the standard agency guidelines, so they can help borrowers who don’t fit conventional or government loans because of how their income is documented. Expect larger down payments and higher rates than agency loans.
Your Score Is Only One Piece
Meeting the minimum score doesn’t guarantee approval. Lenders also look at your debt-to-income ratio, recent late payments, collections, employment history and savings. A few points can also change your rate and mortgage insurance, so it is worth checking where you stand before you shop for homes.
