Kentucky homebuyers got more room to borrow this year. Under the Housing and Economic Recovery Act formula, the FHFA raised the baseline conforming loan limit to $832,750 for 2026 — a 3.26% increase ($26,250) over last year’s $806,500 — and HUD moved the FHA floor up to $541,287. Because not one of Kentucky’s 120 counties is classified as a high-cost area, these baseline figures apply everywhere in the state.

How these numbers are set

Each November the FHFA measures national home-price growth from the third quarter of one year to the next using its expanded-data House Price Index. Prices rose 3.26% through Q3 2025, so every conforming limit rose by the same percentage. The FHA floor is then set at 65% of the conforming baseline, which is where the $541,287 figure comes from. High-cost markets can go as high as $1,249,125 on a single-family home, but no Kentucky county qualifies — the baseline is our number statewide.

Which limit matters for your loan?

  • Borrowing up to $541,287? Both FHA (3.5% down, flexible credit) and conventional (as little as 3% down for eligible first-time buyers) are on the table — we compare both for you.
  • Between $541,287 and $832,750? Conventional financing keeps you inside conforming guidelines and pricing.
  • Above $832,750? That’s jumbo territory, with stiffer credit, reserve, and down payment requirements — the higher 2026 limit keeps more Kentucky purchases out of it.
  • Buying a duplex, triplex, or fourplex? The multi-unit limits above apply, and owner-occupants can still use low-down-payment programs.

When the 2026 limits took effect

The FHFA announced the new limits November 25, 2025. Conventional loans delivered to Fannie Mae or Freddie Mac use them for 2026 closings, and FHA loans qualify when the case number is assigned on or after January 1, 2026.
