The credit score you need for a Kentucky mortgage depends on the loan program. FHA can go as low as 580, VA and USDA have no official minimum, and conventional and KHC loans generally start at 620. A lender can set its own minimum above the program minimum (a “lender overlay”). If one lender says no at 590, another may say yes.

Which credit score do mortgage lenders use?

  • The middle of three. Lenders pull Equifax, Experian and TransUnion and use the middle score. With scores of 612, 640 and 655, your qualifying score is 640.
  • Two borrowers. FHA, VA and USDA loans usually qualify on the lower of the two middle scores. Conventional loans can average them.
  • Mortgage scores differ from app scores. Mortgage lenders use older FICO models that weigh collections and late payments differently than the free scores on banking and credit apps, so expect some difference.

Your score doesn’t only decide whether you qualify. On conventional loans it changes the price at each 20-point step up to 780, and it sets the cost of PMI. How to raise your credit score before you apply

  1. Pay card balances down before the statement date. Under 30% of each limit helps, and under 10% helps more. This is the fastest boost.
  2. Don’t close old cards. They add to your available credit and the length of your history.
  3. Pay every bill on time from here on. A single 30-day late can cost more points than any other single event.
  4. Dispute real errors only. Open disputes can hold up underwriting, so settle them before you apply.
  5. Don’t open new credit before closing. That includes store cards and new car loans.
  6. Ask about a rapid rescore. Once a balance is paid or an error is fixed, your lender can have the bureaus update your score in days instead of waiting a month.

What is the minimum credit score for an FHA loan in Kentucky?

FHA allows 580 with 3.5% down and 500 to 579 with 10% down. Most lenders set their own floor at 580 or higher, and scores below 620 often need a manual underwrite with stronger compensating factors.
