This is the part nobody warns first-time buyers about. Louisville has a lot of beautiful pre-war housing, and FHA has Minimum Property Requirements. Those two facts collide constantly in the Highlands, Germantown, Schnitzelburg, Old Louisville, Portland, Shively and the South End.
What an FHA appraiser will write up on an older Louisville home:
- Peeling or chipping paint on anything built before 1978 — porch ceilings, window sills, garage trim, detached sheds. This is the single most common FHA condition in Louisville and it must be scraped and repainted before closing.
- Missing or loose handrails on stairs of three or more risers — extremely common on old front porches and basement stairs.
- Roof life — the appraiser wants roughly two years of remaining life. Original slate and old three-tab shingles get flagged.
- Knob-and-tube or exposed wiring, open junction boxes, and missing outlet covers.
- Heat source — a permanent heat source is required. Space heaters and wood stoves do not count as the primary source. Window AC units, on the other hand, are fine; central air is not required.
